Can Canadians buy?
Generally yes for titled property, subject to location restrictions your lawyer checks.
Title type
Registered title and possession rights (derechos posesorios) are different and not interchangeable.
Payment currency
Usually US dollars. The balboa is at par with the USD.
Your currency risk
You still convert CAD to USD, so the USD/CAD rate affects your cost.

US dollars in Panama, and why you still have currency risk

Panama uses the US dollar as legal tender alongside its own balboa, which is fixed at par with the USD. Property prices, contracts and bank accounts are almost always in US dollars.

That removes a local currency step, but it does not remove currency risk for a Canadian buyer. Your savings are in Canadian dollars, and every deposit and closing payment means converting CAD to USD. If the USD/CAD rate moves between signing and closing, the Canadian dollar cost of the same USD price changes.

Can Canadians own property in Panama?

Foreign buyers can generally acquire titled property in Panama, subject to some restrictions. Certain locations, such as land near national borders, some islands and coastal areas, have specific rules. Your lawyer should confirm what applies to your parcel.

The most important distinction is between titled property and rights of possession. Titled property is registered with the Public Registry. Rights of possession (derechos posesorios) are a right to use and occupy land that is not titled. They are not the same thing, carry more risk, and there is no guarantee they can later be converted into title.

Owning property in Panama does not by itself give you residency. Immigration options are a separate process with their own rules.

  • Confirm the parcel is registered and the seller is the registered owner
  • Search for liens, mortgages and encumbrances
  • Check boundaries, access and any coastal, island or border restrictions
  • For new builds, review the developer, permits and condominium (propiedad horizontal) regime

Steps to buying property in Panama

  1. Appoint your own lawyer and set a budget. Choose an independent lawyer before paying any deposit, and budget for costs beyond the price.
  2. Check the property, title and developer. Public Registry search, liens, possession versus title, and for new builds, permits and delivery record.
  3. Review the promise to buy and sell. The promesa de compraventa sets the price, deposit, payment schedule and refund conditions. Have your lawyer review it.
  4. Agree the closing and payment arrangement. Escrow is not universal. Agree in writing who receives funds and when, whether a bank, lawyer escrow or the developer.
  5. Clear source of funds early. The receiving bank may ask where your funds come from. Prepare documents before large payments.
  6. Align your CAD to USD conversions. Plan each conversion around staged payments, closing and the registry filing so funds arrive on time.
  7. Close and register. Sign the public deed, which is then registered with the Public Registry. Keep every payment confirmation.

Closing and ongoing costs to budget for

Who pays what is set by your agreement and by law, so not every tax falls on the buyer. Ask your lawyer for an itemised estimate.

Payment details checklist

Before each payment, get these details in writing from your lawyer, developer or escrow agent:

  • Exact legal name of the beneficiary, matching the bank account
  • Bank name, country and address
  • Account number and account type
  • SWIFT code, plus the correspondent or intermediary bank if specified
  • Property or contract reference to include with the payment
  • Your agreement and source-of-funds documents, ready for review

A USD payment is not necessarily a US domestic transfer. The route depends on where the beneficiary bank is and its instructions. If payment details change by email, confirm them by phone with a contact you already know.

Funding your purchase with CurrencyMate

CurrencyMate helps Canadian buyers convert CAD to USD and fund deposits, staged payments and closing transfers to Panama. You get a live quote, the exchange rate is confirmed with you before you book, and each conversion is planned around your deposit and closing dates rather than converted all at once by default.

Omer Bozdag is your direct contact from the first deposit through closing. He works with you on the amount, the receiving currency and the beneficiary details, and keeps you updated as each payment moves. CurrencyMate looks after the client relationship, quotes and support. Payment execution, compliance and banking operations are handled by Mark Lane Canada Inc., which CurrencyMate operates as an independent partner of.

Timing depends on when your funds arrive, the payment route, banking cut-off times and compliance review. Same-day or next-business-day settlement may be available on eligible major-currency payments. A wire confirmation shows the payment was released, which is not the same as the beneficiary account being credited, so agree a buffer of a few business days before any contract deadline.

  • Call Omer at +1 416 636 3153 or email omer@currencymate.ca
  • Have your purchase agreement and the written payment instructions ready
  • Expect source-of-funds questions on large transfers, and answer them early
  • Ask about any currency or route you are unsure of before you sign

What a small exchange rate difference means

USD/CAD is quoted as the number of Canadian dollars needed to buy one US dollar. On a large purchase, a small gap between two quotes adds up quickly. The figures below are hypothetical and only show the arithmetic. They are not live rates, a forecast or a promise of savings.

Hypothetical example: buying USD 300,000 with Canadian dollars
Illustrative USD/CAD rate (CAD per USD)Canadian dollars needed
1.38CAD 414,000
1.40CAD 420,000
DifferenceCAD 6,000, before any separately disclosed fees

Exchange rates move every day and nobody can reliably predict them. What you can control is comparing the full cost of each conversion, timing your conversions around your contract dates, and getting the rate confirmed before you book.

Canadian tax basics to raise with your accountant

Canadian tax residents are generally taxed on worldwide income, so rent from a foreign property is generally reported on your Canadian return, along with any foreign tax already paid.

Form T1135 may apply if the combined cost of your specified foreign property is more than CAD 100,000 at any time in the year. Property used mainly for personal use, such as a vacation home you do not rent out, is generally excluded. Not every foreign home is automatically reportable, but a property that is partly personal and partly rented needs professional advice.

Frequently asked questions

Since Panama uses US dollars, do I have any currency risk?

Yes. You still convert Canadian dollars to US dollars for every payment, so a change in the USD/CAD rate between signing and closing changes your Canadian dollar cost.

Can Canadians buy property in Panama?

Generally yes for titled property, subject to restrictions in some locations, such as near borders and on some islands and coastal land. Your lawyer should confirm what applies to your parcel.

What are rights of possession?

Rights of possession (derechos posesorios) are rights to occupy untitled land. They are not the same as registered title, carry more risk, and later titling is not guaranteed.

What is a promesa de compraventa?

It is the promise to buy and sell agreement. It sets the price, deposit, payment schedule and refund conditions before the final deed, so have your own lawyer review it.

Is escrow always used in Panama?

No. Funds may go to a bank, a lawyer escrow account or the developer, depending on the deal. Agree the arrangement in writing before sending a deposit.

Does buying property give me residency in Panama?

Not automatically. Residency is a separate immigration process with its own requirements. Speak with an immigration lawyer.

Is there a property tax exemption on new homes?

Some properties may qualify for exemptions, but eligibility depends on the property and current law. Have your lawyer verify it rather than assuming it applies.

What details do I need to wire USD to Panama?

The beneficiary exact legal name, bank name and country, account number and type, SWIFT code, any correspondent bank, and a property reference, as provided in writing by your lawyer or developer.

How long does a payment to Panama take?

It depends on your funding, the route, cut-off times and compliance review. Same-day or next-business-day settlement may be available on eligible major-currency payments. Plan a buffer before deadlines.

This guide is general information, not legal, tax or investment advice. Laws, taxes and procedures change and depend on the property and your circumstances. Confirm every requirement with your own lawyer, notary and tax adviser before you sign or send funds.
