- Can Canadians buy?
- Generally yes for titled property, with rights comparable to citizens. Residency is generally not needed.
- Watch for
- Maritime zone concession land on the coast, which has extra restrictions.
- Payment currency
- Often USD for international listings. Some costs are in colones (CRC). Your agreement decides.
- Where funds go
- Often an escrow account, which may be inside or outside Costa Rica.
Can Canadians own property in Costa Rica?
Foreigners can generally own titled property in Costa Rica with rights comparable to citizens, and residency is generally not required to buy titled property.
Coastal land is different. The maritime zone covers a strip along the coast. The first part is public, and the remainder is usually held as a concession granted by the municipality rather than owned outright. Concessions come with additional rules on nationality, residency and ownership structure. Not every beachfront property can be freely bought, so have your lawyer confirm how the parcel is classified and whether you are eligible.

Title and due diligence
Your own lawyer should run a title search with the Registro Nacional and check the cadastral plan. Questions to cover before you commit:
- Is the seller the registered owner, and does the cadastral plan match the land on the ground?
- Are there liens, mortgages, easements or pending claims?
- Does the property have legal access from a public road?
- Are boundaries clear and agreed with neighbours?
- Is water availability confirmed in writing?
- Were building permits issued for existing structures?
- For condos, what are the rules, fees and reserves?

Popular areas for Canadian buyers
Each region offers a different pace and set of practical considerations. These questions are for your own research, not a forecast.
| Area | What it is like | Questions to ask |
|---|---|---|
| Guanacaste, Tamarindo, Playas del Coco | Dry northwest Pacific coast, near Liberia airport | Titled or maritime zone concession? Water availability? |
| Jacó and the Central Pacific | Closest beaches to San José | Condo fees and reserves? Rental rules? |
| Southern Pacific, Uvita, Dominical | Greener, quieter, hillside ocean views | Road access in the rainy season? Slope and building permits? |
| Central Valley, Atenas, Grecia | Inland, mild climate, close to services | Water rights? Distance to hospitals and the airport? |
USD or colones: which currency will you pay in?
Many listings and agreements aimed at international buyers are priced in US dollars, so CAD to USD is often the relevant conversion. The colón (CRC) is the local currency and some costs, such as local taxes and fees, may be set in colones.
There is no single rule. The exact currency, amount and recipient follow your agreement and your escrow or closing provider instructions. Confirm them in writing before booking any conversion.
Steps to buying property in Costa Rica
- Appoint your own lawyer and notary. Choose an independent lawyer before signing or paying a deposit.
- Review the purchase agreement. Price, currency, deposit, due diligence period and refund conditions.
- Choose a vetted, independent escrow. Where escrow is used, confirm it is independent. It may hold funds inside or outside Costa Rica.
- Complete due diligence. Registro Nacional title search, cadastral plan and the checks above.
- Get source-of-funds approval first. Escrow agents and banks often require approval before you send money. Ask whether funds from a third-party FX provider are accepted.
- Convert and send each payment. Get a live quote, confirm the rate and send to the verified account with time before the deadline.
- Close and register the deed. The notary executes the transfer deed and registers it with the Registro Nacional.
Closing and ongoing costs to budget for
Rates and thresholds change, so ask your lawyer for an itemised estimate for your property.
| Cost | When | What to check |
|---|---|---|
| Transfer tax | At closing | Current rate and who pays under the agreement |
| Registry fees and stamps | At closing | Notary estimate |
| Legal and notarial fees | At closing | Fee agreed in writing |
| Escrow fees | At closing, if used | Escrow fee schedule |
| Inspection and survey | Before you commit | Scope and cost |
| Company administration | Ongoing, if a company holds the property | Annual filings and fees |
| Municipal property tax and possible luxury home tax | Yearly | Whether the luxury home tax applies to this property |
| HOA, maintenance and insurance | Ongoing | Current fees and reserves |
| Exchange and payment costs | Each payment | Full cost of each conversion and wire |
Payment details checklist
Collect these in writing from your escrow agent, lawyer or developer before each payment:
- Exact legal name of the beneficiary or escrow company
- Receiving currency and the country of the beneficiary bank
- For a Costa Rican account, the 22-character Costa Rican IBAN
- For international USD wires, the SWIFT code and any intermediary bank details
- For an escrow bank outside Costa Rica, its own instructions exactly as provided
- A reference, such as the escrow or contract number
The country of the property is not necessarily the country of the bank receiving your funds. If instructions change by email, call your lawyer or escrow on a number you already know before sending.
Funding your purchase with CurrencyMate
CurrencyMate helps Canadian buyers fund deposits, escrow payments and closing transfers for property in Costa Rica. You get a live quote, the exchange rate is confirmed with you before you book, and each conversion is planned around your deposit and closing dates rather than converted all at once by default.
Omer Bozdag is your direct contact from the first deposit through closing. He works with you on the amount, the receiving currency and the beneficiary details, and keeps you updated as each payment moves. CurrencyMate looks after the client relationship, quotes and support. Payment execution, compliance and banking operations are handled by Mark Lane Canada Inc., which CurrencyMate operates as an independent partner of.
Timing depends on when your funds arrive, the payment route, banking cut-off times and compliance review. Same-day or next-business-day settlement may be available on eligible major-currency payments. A wire confirmation shows the payment was released, which is not the same as the beneficiary account being credited, so agree a buffer of a few business days before any contract deadline.

What a small exchange rate difference means
USD/CAD is quoted as the number of Canadian dollars needed to buy one US dollar. On a large purchase, a small gap between two quotes adds up quickly. The figures below are hypothetical and only show the arithmetic. They are not live rates, a forecast or a promise of savings.
| Illustrative USD/CAD rate (CAD per USD) | Canadian dollars needed |
|---|---|
| 1.38 | CAD 414,000 |
| 1.40 | CAD 420,000 |
| Difference | CAD 6,000, before any separately disclosed fees |
Exchange rates move every day and nobody can reliably predict them. What you can control is comparing the full cost of each conversion, timing your conversions around your contract dates, and getting the rate confirmed before you book.
Canadian tax basics to raise with your accountant
Canadian tax residents are generally taxed on worldwide income, so rent from a foreign property is generally reported on your Canadian return, along with any foreign tax already paid.
Form T1135 may apply if the combined cost of your specified foreign property is more than CAD 100,000 at any time in the year. Property used mainly for personal use, such as a vacation home you do not rent out, is generally excluded. Not every foreign home is automatically reportable, but a property that is partly personal and partly rented needs professional advice.

Frequently asked questions
Can a Canadian buy property in Costa Rica without residency?
Generally yes for titled property, with rights comparable to citizens. Coastal concession land has additional rules, so have your lawyer confirm the parcel classification.
What is the maritime zone?
It is a strip of land along the coast. The first part is public, and the rest is usually held as a municipal concession rather than owned, with extra rules on nationality, residency and ownership structure.
Can I buy beachfront property in Costa Rica?
Some beachfront property is titled and some is concession land. Not all of it can be freely bought by a foreign buyer, so your lawyer should confirm classification and eligibility first.
Will I pay in US dollars or colones?
Many international listings and agreements are in US dollars, while some local costs are in colones. The exact currency follows your agreement and escrow instructions.
Does the escrow have to be in Costa Rica?
No. Escrow may be held inside or outside Costa Rica. Use the instructions your escrow provides and confirm they accept funds from a third-party FX provider before booking.
What checks should my lawyer do?
A Registro Nacional title search, the cadastral plan, liens, access, boundaries, water availability, building permits and any condominium obligations.
What is a Costa Rican IBAN?
It is a 22-character account number used for Costa Rican bank accounts. International USD wires may also need SWIFT and intermediary details. Use exactly what the recipient provides.
Are there yearly property taxes?
Yes. Municipal property tax applies, and a separate luxury home tax may apply to higher-value homes. Ask your lawyer which applies to your property.
How long does a payment to Costa Rica take?
It depends on funding, the route, cut-off times, escrow approval and compliance review. Same-day or next-business-day settlement may be available on eligible major-currency payments. Plan a buffer before deadlines.
Do I need to report my Costa Rica property to the CRA?
Rental income is generally reportable, and Form T1135 may apply if the combined cost of specified foreign property exceeds CAD 100,000. Personal-use property is generally excluded. Ask your accountant.
